At Jilsa Property Management, we're dedicated to providing comprehensive support and ensuring that all your concerns are addressed promptly and effectively.

We provide residential property management as well as commercial investment management across central and southern Florida. We can manage your multi-unit property, apartment complex, homeowners association, shopping center, or strip mall.

Our process starts with a discussion of your property and if possible, a visit to the property. We’ll talk about what you need and what we provide. Once we decide to begin working together, we’ll sign a contract and implement our asset management program. It usually takes less than 30 days from our first point of contact.

We sign leases on your behalf. We’ll go over the lease in detail before we sign it with the tenant to make sure you understand all your rights and responsibilities as a landlord. Most of our leases are a year or two long, but we also customize lease terms to six months or month-to-month situations when appropriate.

Tenants have a number of ways to pay rent, from online payments to phone payments to locations where they can pay in cash. Your rental payments will be deposited electronically on the first of the month after rent is collected.

We are available and accessible. You’ll receive regular monthly reports from us, which include an owner statement, income statement, and cash flow statement. You’ll get a balance sheet, summaries, and an analysis of how your asset is performing. We’re also available to tenants after hours for emergencies.

There is not a Requirement for Section 8 Housing. But depending on the location we may make a comment as to the validity of using section 8


Yes, we are licensed to handle the leasing and management of rental properties, community associations (HOA’s), and commercial properties in the state of Florida.


Yes, we have after hours emergency contact numbers for any issues that may occur.


Commercial and residential multi-family buildings, Shopping Centers and Strip Malls .


W we offer ACH deposits to clients’ accounts. We also offer E-check/credit card options for owner contributions when needed. All Client payments are paid the first of the following month after all expenses are take out. 

We go over all leases with our landlords and tenants before they are signed by the tenants. We will be accepting all responsibility for the lease so we will be signing them.

We joint venture with our owners and Landlords on properties that come across our desk from current landlords and outside sources. We do not sell real estate at this time but we do look for deals that will work for our landlords and owners.

Rent are collected using online E checks, Credit Card, and Debit card. We also are able to set up Auto payments through E checks, Credit and Debit cards. For cash payments we have payment locations that accept rent payments. Tenants are able to call in to make payments over the phone or stop by the office and make online payments at our computer terminal.

Leases range anywhere from month to month, 6 months, 1 year, and 2 year leases.

Security deposits are charged based on tenant risk. Deposits are held in a trust account that gets audited every month by outside accountants.

Turnaround time from property analysis, contract signing and program implementation is normally 30 days. Faster turnaround depending on each situation.


You get monthly reports showing the Owner Statement, Income Statement, Cash Flow Statement, Balance Sheet, Trial Balance, Leasing Summary, Owner Summary, Lease Expiration, CAM Reporting, and Association Reports.
